Here's What We See in It.

When a builder walks into an old building, we don't see the water stains or the dropped ceilings or the outdated wiring. We see the structure underneath all of it. That's what “good bones” means to us. It means the thing was built right the first time. The foundation is solid. The framing is sound. The walls are thick. Whoever put it up cared about it lasting. 

Downtown Hutchinson has good bones. We mean that literally. Walk the blocks around Main Street and look at the buildings that are still standing. Brick and stone put up a hundred years ago by people who didn't expect them to come down. Load-bearing walls that would cost a fortune to replicate today and facades with detail that you can't get from a box store.

That's why we moved our offices here to be around and it's what we're building our restoration work on top of!

What's Actually Happening Downtown

Downtown Hutchinson is already moving. The Meyer Landmark opened just a block from our new office, a century-old hotel brought back as apartments, a restaurant, and street-level shops, and it's already pulling more people downtown. Sage River Market, Apron Strings, the Anchor Inn, and plenty of other local shops have kept these blocks alive for years, and they're about to get new neighbors: the 80s Arcade & Neighborhood Lounge, Salt City Scoops Ice Cream Parlor, and local favorite Giuseppe's Family Restaurant is set to open with in the next year!

Buildings that used to get passed over are getting a second look instead of a wrecking ball. There's real momentum on these blocks right now, and we want to help keep it going. There's still work ahead: a few storefronts sitting empty, a few buildings that have been waiting longer than they should have. But that's not a downtown standing still. That's a downtown with more room to build on the progress it's already made. What we see when we walk these blocks is opportunity. Buildings that, with the right scope and the right contractor, could be something this community is even more proud of. Mixed-use space.

Why Historic Restoration Is Hard to Find

Some contractors might not want this work, and we understand why. Old buildings are unpredictable: you open a wall and find something you didn't expect, the timeline shifts, the budget needs a conversation. It takes a different kind of patience and a different kind of experience than building from a clean slab.

We've built our process around exactly that kind of work. We scope carefully before we commit to a number. We build in contingency for what we don't know yet. We stay in close communication when the unexpected shows up, because it always does. And we know how to make decisions fast when it matters. Historic restoration isn't a specialty we added on. It's a core part of what Free State Builders does and what our development arm, Ad Astra Development, was built to pursue at scale. 

What “Adaptive Reuse” Actually Means

You'll hear that phrase thrown around in development circles. What it means in practice is taking a building that was built for one purpose and making it work for what the community needs today.

A century-old warehouse becomes loft apartments. A shuttered retail block becomes mixed-use with housing above and commercial below. A historic storefront gets restored on the outside and completely modernized on the inside. Done right, adaptive reuse keeps what makes a downtown worth having. The character, scale and the sense that these streets have been here for something. You can't manufacture that with new construction, you can only preserve it.

And in Hutchinson, KS, there's still plenty worth preserving.

This place has always had things worth showing up for. A healthy downtown is part of what holds a community together. It's where people gather, where small businesses get their start, where a city signals to itself and everyone else that it's worth investing in.

Free State Builders moved downtown because we believe in that. We're not here to flip properties and move on.
